With low interest rates coupled with decreasing to lower inventory and high demand for properties in San Francisco the year to year sales prices continue to rise and the market conditions favors a sellers market.
MONTH TO MONTH LISTINGS PRICES
District 1, Northwest, For the month of January through October 2014 listing prices have gradually increased at a steep incline of 18-20% coupled with a decreasing number of active listings Indicating a short supply market.
MONTH TO MONTH SALES PRICES
There has been a 10-15% gradual increase in confirmed sales prices. The list to sales price ratio is -3% indicating a steep sellers market. although listing and sales prices are increasing, buyers are not responsive to over valued listings.
MONTH TO MONTH LISTING PERIOD – DAYS ON MARKET {DOM}Over the course of 2014 the month-to-month active property listing period has dropped from 35 days to 24 days on the market, As property inventory continues to decrease.
